Housing Needs in California
California’s current housing crisis requires an infusion of a different solutions to the housing shortage. Housing production in California is not keeping pace with demand. Newly constructed homes are also often located far from areas with a high level of employment. The lack of housing to meet people’s needs is impacting affordability, particularly for renters and low-to-moderate-income communities in California. Increasingly, those affected by high housing costs endure longer commutes to work, smaller spaces, reduced quality of life and housing insecurity.
What is an ADU?
Accessory Dwelling Units (ADUs) are an innovative, affordable, and effective option for adding much-needed housing in California. ADU’s are smaller, independent residential structures on the same lot zoned for single-family residence (SFR) , multi-family residence (MFR) agricultural residence (AFR). The addition of an accessory dwelling unit can increase the value of your property, provide rental income, accommodate a family member, or increase your living space.
About CCEDA’s ADU Program
The CALHFA ADU Grant provides up to $40,000 to reimburse pre-development and non-reoccurring closing costs associated with the construction of the ADU including; site prep, architectural designs, permits, soil tests, impact fees, property survey, and energy reports.
CalHFA has identified ADU construction as a key strategy in addressing California’s ongoing housing shortage. Roberto Barragan, Executive Director of CCEDA, said, “ADU construction addresses two critical social issues, mediation of California’s housing crisis, and wealth creation among low-income families. This dual emphasis is well-aligned with CCEDA’s mission to use economic development strategies to lift families in marginalized communities out of financial stress. The CalHFA ADU Grant Program has proven to be an effective way to create affordable housing, particularly in urban areas where land values are at record highs. We strongly recommend the continuation and expansion of CalHFA’s ADU Grant program.”
CCEDA’s ADU Program Milestones
We have funded 343 grants to date totaling $13.7M. 475 applications received. We are 72% deployed.
We remain at 62% LMI – 212 Low Income (LI – 80% of 2023 Household AMI) of 343 total funded grants to date.
20% of our funded grants have identified as Hispanic with 7% Black. Total BIPOC and those who declined to answer total 60%.
